Your credit score is part of the story, not the whole story
When Fresno, Clovis, Kerman, or Madera buyers tell us they are ready to start looking, the first question we ask is not about neighborhoods or floor plans. It is about their credit. Not because a score is the most interesting part of buying a home, but because it is the part you can actually control, and it quietly shapes how much home you can afford and what your monthly payment looks like.
Here is the reassuring part: a credit score is not a judgment on your life. It is a number lenders use to estimate how reliably you pay back money, and it is a number you can improve with a few focused months. That is good news whether you are shopping next spring or just starting to wonder if buying is possible.
What lenders actually look at
Your score matters, but it is one of several things a lender weighs. The others are your debt-to-income ratio (how much of your monthly income already goes to payments), your down payment, and a steady employment and income history. A lower score can sometimes be balanced by a larger down payment or a smaller debt load. That is why the honest advice is to get the full picture rather than fixate on a single number.
New to the process altogether? Our first-time buyer hub walks through the whole path step by step, and it does not assume you know any of the terms yet.
How the bands work, without the jargon
Credit scores generally run from the low 300s to 850, and lenders tend to group them into broad bands: excellent, good, fair, and below. The exact cutoff varies by lender and by loan program, so we will not pretend there is one magic number. What is universally true: buyers in the higher bands generally qualify for better interest rates, and a better rate means a lower monthly payment on the same-priced home.
You can see it for yourself with our mortgage calculator . Punch in a loan amount and try two different rates. Most people are surprised how much a small rate difference costs, or saves, over a 30-year loan.
What you can do about it now
Start about six months before you plan to buy. That gives you time to fix errors and lower balances before a lender pulls your report. Four steps make the biggest difference: check your credit reports with all three major bureaus and dispute anything that is wrong, keep credit card balances low relative to their limits, pay every bill on time, and do not open new accounts or co-sign for anyone in the months before you apply.
A small repair here and a lower balance there add up faster than you would think. Credit is one of the few parts of a home purchase where steady, boring habits win.
Between pre-approval and closing, go quiet
Once you are pre-approved, the most common mistake we see is a perfectly good deal derailed by something totally avoidable: a new car loan, a new credit card, or a large surprise transfer right before closing. Lenders re-check your credit before they fund the loan, and big changes can change your approval. The rule we share with every client is simple. No new credit, no big purchases, and no major bank moves until the keys are in your hand.
Get pre-approved before you shop? Absolutely. Change your financial life between approval and closing? Please do not.
Where this fits in the Fresno-area market
Much of the valley market sits in the $400,000 to $800,000 range, and your credit picture helps determine which end of that range you can comfortably look at. Our job is to pair your rate and payment target with the right price band from day one, so you tour homes that actually fit your budget instead of ones that stretch it thin.
To see what current prices and inventory look like across Fresno, Clovis, Kerman, and Madera, our market report has the numbers, and our neighborhood guides help you picture where your budget fits best.
