Buying ★ From the Nazaroff Team blog

Welcome to the neighborhood search

If you are planning a move to the Fresno area, you are in good company. People relocate here from the Bay Area, Southern California, and all over the country for the slower pace, the easier commutes, and a home budget that goes further than it does in most big metros. This guide is for you: a friendly, straight-talk look at what it is really like to buy a home in Fresno, Clovis, Kerman, or Madera when you are starting from out of town.

We are Bill and Judy Nazaroff, and we have spent more than three decades helping people buy and sell homes across the valley. Whether you are moving for a job, family, retirement, or a fresh chapter, here is what we tell every out-of-town buyer who reaches out.

Getting here, and getting around

Fresno sits in the heart of the San Joaquin Valley, about a three-hour drive from the Bay Area and roughly three and a half hours from Los Angeles. Highway 99 runs north and south through the valley, and Interstate 5 is a short drive west when you want to head to the coast. Fresno Yosemite International Airport offers direct flights to major hubs, so a weekend of house hunting from most cities is easier than you might think.

The communities we serve are close together, but each keeps its own feel. Clovis hugs the northeast edge of Fresno with Old Town charm and family neighborhoods. Kerman is a small farming town about twenty minutes west of Fresno. Madera sits north on the 99 corridor, with the city itself and acreage communities like Madera Ranchos nearby. Many buyers tell us they started their search in one town and ended up in another once they saw the options.

What buyers from out of town ask us first

Three questions come up in nearly every first conversation: What are the schools like? Is the commute bad? And how hot does it really get? The honest answers: Clovis Unified schools are a big reason families choose that side of the valley. Commutes within Fresno, Clovis, Kerman, and Madera are measured in minutes, not hours, which surprises people who spent years stuck in freeway traffic. And yes, summers get hot, but most homes have central air, and the mild winters make up for it for most people.

We never sugarcoat the trade-offs, and we never paint every town with the same brush. Part of our job is helping you match your lifestyle to the right corner of the valley, not just the right house.

What your money buys here

The Fresno area spans a wide range of price points, with much of the market in the $400,000 to $800,000 range. In that range you can find established neighborhoods with mature trees, newer family subdivisions, and acreage properties with room for horses, a workshop, or a big garden. Buyers moving from the Bay Area or Southern California are often surprised by how far their budget travels here.

If you want a closer look at current prices and trends, our market report breaks down Fresno, Clovis, Kerman, and Madera with the latest numbers. Our neighborhood guides take you street by street through the areas we know best, so you can get a feel for a place before you ever book a flight.

Buying from a distance, done right

You do not have to be in town full time to buy here, but the process goes smoother with a local agent handling the details. We start with video tours and detailed walkthroughs, tell you honestly how each home compares with the area norms, and manage the paperwork, deadlines, and negotiations so nothing slips while you are juggling a move.

Two things to line up before you make offers: get pre-approved with a lender who knows the area, and budget for a thorough home inspection. For new construction, ask about supplemental tax bills, which can catch out-of-town buyers off guard. For acreage properties, understand the well and septic systems before you fall in love with the view.

A little perspective on what is ahead

The valley also has momentum. California High-Speed Rail is under active construction through the region, with the stretch between Fresno and Madera among the most advanced parts of the route and Fresno planned as a key stop when passenger service begins. Projects like that take years, so we never tell buyers to shape a home decision around a timeline. But it is one more sign that this corner of California is investing in its future.
