Buyers who want character, mature trees, and room to personalize often find their best match here. Buyers who want a move-in-ready home in a planned community will also find plenty of options, especially in north Fresno.

Clovis: family suburbs with highly rated schools
Clovis tends to appeal to growing families, and it is easy to see why. The range of $400K to $800K covers much of the newer housing stock in north and southeast Clovis: two-story family homes in master-planned communities with parks, walking trails, and Clovis Unified schools close by.
Old Town Clovis offers a different flavor: walkable streets, the Friday Night Farmers Market, and a small-town feel with a quick commute. Sellers in Clovis often benefit from steady demand, because the schools and the community keep buyers coming back year after year.
Kerman: small-town value fifteen minutes west
For buyers who want more house and a quieter pace, Kerman is worth a serious look. About fifteen minutes west of Fresno, Kerman offers newer construction, larger lots in places, and a price point where the same budget often reaches further than it does in the bigger cities.
The trade-off is a longer drive for some shopping and services, but for buyers who want a strong community, a slower pace, and neighbors who know each other, Kerman delivers. Newer homes with room to grow are a common sight here.
Madera: from the county seat to the Ranchos
Madera really is two markets in one. In town, along the Highway 99 corridor, the budget typically buys newer tract homes and established neighborhoods near parks and the courthouse. Drive a little further, and Madera Ranchos opens up: foothill acreage, ranch-style homes on half-acre to two-acre parcels, and the kind of room that is hard to find closer to Fresno.
For buyers who want space, animals, or a workshop, the Ranchos are where the same budget buys the most room for the lifestyle.
