Kerman: a small town with a big sense of place

Kerman is a genuine small town about 15 miles west of Fresno, where neighbors know each other, the schools anchor community life, and home prices give buyers more house for the money. Here is what makes it a great place to call home, and what buying or selling here is really like.

The town sits at the junction of Highways 180 and 145, and it has a motto residents actually mean: 'Community Comes First.' With a population around 16,000 at the last census, and recent estimates closer to 17,500, Kerman is smaller than Fresno's big suburban neighborhoods, and that scale is the point. The annual Harvest Festival each September pulls the whole town out to celebrate its agricultural roots, and school events are genuinely crowded with parents who show up.

Agriculture runs through everything here

Kerman is farm country at its core. The local economy is built around almonds, grapes, pistachios, cotton, and dairy, and roughly one in eight jobs in the area is in agriculture, farming, and related fields (source: census-derived community profiles, 2025).

That heritage shapes daily life in ways you feel more than you see: a slower pace, an appreciation for the seasons, and a business community that understands hard work and straight talk. If you like the idea of your kids knowing where their food comes from, this is a great place for it.

Close to Fresno, far from the rush

Kerman is about 15 to 19 miles west of downtown Fresno, a drive that typically takes 20 to 25 minutes on well-traveled highways. That puts Fresno's jobs, shopping, healthcare, and airport within easy reach while your home life stays quiet and unhurried.

For commuters, the trade is a genuinely pleasant one: a short, straightforward drive in the morning, and a return to a small town at night. For sellers, that proximity matters too, because it means Kerman homes draw buyers from all over the Fresno area, not just from town. Our Kerman neighborhood guide goes deeper into what buyers and sellers should know.

Schools that anchor the community

Kerman is served by the Kerman Unified School District, which educates roughly 5,300 students across the city's elementary, middle, and high schools, including Kerman High School and Kerman Middle School (source: Kerman Unified School District, 2025 to 2026).

For families, the district is one of the town's quiet strengths. Schools here are the center of community life, with a level of parent involvement that is harder to come by in a bigger district.

Kerman real estate snapshot

Publicly reported market trackers put Kerman's median home price in the low to mid $400s in 2025 and 2026. Homes.com reported a median sale price near $430,000 over the trailing 12 months, while other trackers have recorded medians around $450,000 to $455,000 in recent months (sources: Homes.com, Nestfully, and Kerman market reports, 2025 to 2026). A broader value estimate runs closer to the $360s (source: U.S. News Real Estate, 2026).

What that buys is real value by Fresno-area standards: mostly single-story, ranch-style homes on generous lots, with three to four bedrooms in the typical range, plus a sprinkling of newer subdivisions and larger parcels near the town's edges. For buyers who want more house for the money, Kerman consistently delivers. For sellers, the smaller inventory pool means a well-priced, well-presented home stands out fast, and marketing it to the whole Fresno area widens your buyer pool considerably.
