Buying ★ From the Nazaroff Team blog

A benefit too many buyers skip

If you served in the military, or you live with someone who did, you may have one of the most powerful home-buying tools in the country sitting unused: the VA home loan. Backed by the U.S. Department of Veterans Affairs, it is designed to make homeownership realistic for veterans, active-duty service members, and some Guard, Reserve, and surviving spouse households. In the Fresno area, it fits a huge number of buyers.

We are Bill and Judy Nazaroff, and we have helped buyers throughout Fresno, Clovis, Kerman, and Madera for more than three decades. When a veteran sits down with us, one of our first questions is always: have you looked at your VA benefit? More often than not, the answer surprises them.

The two numbers veterans love most

The first number is zero: no down payment required. The VA loan program allows 100 percent financing, so qualified buyers can purchase a home with nothing down. The second number is also zero: no private mortgage insurance, the monthly premium many conventional buyers pay when they put less than 20 percent down. Together, those two numbers can save a family thousands of dollars, and that money stays in your pocket for furniture, repairs, or a healthy savings account.

There is a one-time VA funding fee that varies with your service record and down payment and can usually be financed into the loan. Veterans receiving VA disability compensation, and qualifying surviving spouses, are generally exempt. Interest rates are set by lenders, so it still pays to compare, but VA financing is consistently among the lowest-cost ways to buy a home.

How the VA loan works in practice

The VA does not lend the money itself; it backs the loan, which encourages lenders to offer better terms. You still work with a lender and qualify based on credit and income, and you request a Certificate of Eligibility to confirm your benefit before you start shopping.

The home must be your primary residence, and you are expected to move in within a reasonable time, usually about 60 days. The property also goes through a VA appraisal, which checks that the home meets minimum property requirements for safety, structure, and habitability. Far from a hurdle, that appraisal protects you as the buyer.

A local angle worth knowing

This corner of the valley has a real military and veteran community. The Fresno VA Medical Center on East Clinton Avenue serves veterans across Central California, and Naval Air Station Lemoore is about a 40-minute drive south. That is why many active-duty families choose Fresno and Clovis as home base: the commute is easy, and the homes, schools, and neighborhoods fit a family budget.

Whether you are buying your first home after discharge, relocating with orders, or finally using a benefit you have carried for years, we can help you find a local lender who knows VA loans, narrow down the right town, and put together an offer a seller will take seriously.

The fine print, explained simply

A few things get misunderstood about VA loans, so let us clear them up. Yes, sellers can contribute toward the buyer's closing costs within VA guidelines, currently capped at 4% of the loan amount. That can be a real advantage in negotiations. And no, a VA buyer is not a weaker buyer: a VA pre-approval shows sellers you are ready to close, which matters in a competitive market.

You can also use the benefit more than once. Many veterans buy again as their families grow, move between Fresno and Clovis for schools, or downsize later in life once the kids are out. The benefit travels with you.

Is a VA loan right for you?

For eligible buyers, the honest answer is often yes, and it is worth exploring your VA benefit before any other loan type. But every situation is different. Credit history, timelines, and the home itself all play a part, and we never push a product on anyone. What we do is give straight answers, no pressure, so you can decide with confidence.

If you are curious whether your VA benefit fits your plans, start with the numbers. Check the market report to see what homes are selling for across Fresno, Clovis, Kerman, and Madera, browse the neighborhood guides to find the right town, then send us a note or call us at 559-272-8554 . A conversation costs nothing, and we will help you weigh your options. Straight answers, no pressure. Talk soon.
