Selling ★ From the Nazaroff Team blog

The whole picture, in one place

Selling a home can feel like a mystery until you have done it once. In the Fresno area, the process from decision to closing typically runs about seven to nine weeks, and almost every week has a job. Here is the realistic timeline we walk sellers through, and how we keep each phase simple.

Note: every home is different. This is the typical shape of a sale, not a promise about your dates.

Weeks 1 to 3: prepare before you list

This is where outcomes are decided. Week one: we meet, walk the home, and prepare your free market analysis with the recent sales behind it. Week two: we set the pricing strategy and build your preparation checklist, prioritizing repairs and improvements by return on dollar. Week three: you declutter, we coordinate any fixes, and we schedule professional photography, video, and marketing materials.

Sellers who use these weeks well consistently sell faster and for more. The first two weeks of a live listing carry the most traffic, so the home should be at its best before the sign goes in the ground.

Week 4: launch with maximum exposure

Listing day is a moment we choreograph. Photos go live, the listing syndicates to every major real estate website, social promotion starts, and the open house calendar is set. Buyers who saved matching searches get alerts the moment your home appears.

The launch week is when you find out if the pricing and preparation worked: showings book quickly, agents schedule previews, and feedback starts coming in.

Weeks 5 to 6: offers and negotiations

Good offer flow usually arrives in the first two to three weeks on market. We present every offer with its real trade-offs: price, financing strength, contingencies, and timing. If you receive multiple offers, we help you compare them as a package, not just as a number, and we negotiate on your terms.

Once you accept, the home moves into escrow. Congratulations, and keep reading, there is still work ahead.

Weeks 7 to 9: inspections, appraisal, and closing

The buyer's inspection typically happens within the first week of escrow. We help you read the report, sort the reasonable requests from the unreasonable, and negotiate a fair outcome. The appraisal confirms the home supports the agreed price, and your title and escrow teams process the paperwork.

A typical Fresno-area sale closes about 30 to 45 days after acceptance. On closing day, you hand over the keys, the proceeds arrive, and your next chapter begins. That is the moment we work toward every week, and the reason we keep every step on schedule.
