Keep contingencies tight. A shorter inspection window, like three to five days instead of ten, tells the seller you are confident. Removing or limiting a home-sale contingency does the same.
Offer appraisal gap coverage. Committing to cover a shortfall between the appraised value and your offer price removes a common deal-breaker.
Escalate deliberately. An escalation clause with a firm maximum, one you are comfortable with, lets you stay competitive without bidding against yourself.
Be flexible on timing. A closing date that matches the seller's move, or accepting a lease-back, can beat a higher offer that does not fit their calendar.
